When the Miami-Dade County government wanted to consolidate their Water and Sewer Department, they selected a very small site. As the program developed, it was determined the site could support a 5-story Class A office building and the required parking housed in a 10-story parking garage. The design time was very compressed. The engineering firm of Donnell Duquesne & Albasia teamed up with Johnson Structural Group, Inc. in order to deliver the project on time. JSG completed the garage design concurrent with DDA completing the building design.
As this was a fast track project, it was determined early on in the design phase to use an all-precast garage structure. Precast columns, walls, beams, and double tees were used for the superstructure. The building was founded on 45 foot auger cast piles, grade beams, and pile caps. Post-tension barrier cables were used at the ramp and the spandrel precast wall panels supported the tees as well as acted as crash barriers for the perimeter. The first elevated deck was set high to accommodate a truck receiving area as well as both building's mechanical and electrical systems.
