Coscto Warehouse buildings are so deep it makes them difficult to lease to multiple tenants. To make this abandoned building more attractive to lease and to increase the parking area, the front 100 feet of the building was removed. This gave a more attractive building depth for big box tenants as well as affording the opportunity to recreate the front façade. The added parking enabled an outparcel building to also be constructed on the site.
PetSmart and Sports Authority entrance features were created with the new 12-inch masonry wall constructed along the building front. The façade wall was tied back to the remaining roof bar joist system. Strengthening of the roof deck was required to accommodate the buildings shorter depth and to support the new tower work. The interface between the existing side tilt-up panels that remained and the new masonry walls were hidden inside the corner towers to make the transition seamless.
